FEASIBILITY PHASE

  • Coordinate and manage the Site Information Report (SIR) and on-site investigation with the Architect of record.
  • Evaluate zoning and permitting requirement, utility availability and make observation of the site or space characteristics which may influence the design and/or construction of the project.
  • Provide initial project budget and projected schedule for project.

DESIGN PHASE

  • Manage the architects and engineers in the preparation of plans and specifications needed for permitting and construction.
  • Coordinate and review geotechnical reports, surveys, and environmental reports.
  • Assist with value engineering to determine if alternative methods or materials can be used.

PERMIT PHASE

  • Manage the architects and engineers of record in the submittal and approval of required permits and utility services.
  • Coordinate permit expeditors, dry utility services or other required permit specialists.
  • Provide representation at municipal/public hearings if required.

CONSTRUCTION PHASE

  • Manage the construction of the project from start to finish including bidding, contract administration, field inspections, FF&E coordination, and project close out.
  • Conduct on site inspections for conformance to plans and specifications and monitor progress against the established schedule.
  • Provide time, cost and quality metrics and manage the delivery of the objectives.
  • Coordinate the delivery and installation of Client fixtures, furnishings, and equipment.

MODULAR BUILDING

  • Assist in the selection of the Modular Manufacturer for your project.
  • Create a Responsibility Matrix for all team members to understand what their role will be for the modular development.
  • Establish budgets and timelines for the Modular building program.
  • Create a modular building manual to be used as a guideline for developing projects with modular buildings
  • Manage the design, manufacturing, permitting and certifications, utility designs
  • Oversee the bid process, site construction, and modular building placement.
  • Assist with the FF&E coordination between vendor and GC, conduct final inspections and manage close-out items
